Fair Market Pricing Policy

All items are priced at fair market value at the beginning of the sale.

Prices are firm initially. As the sale progresses, reasonable offers may be considered when appropriate to help clear the home efficiently.

Our Pricing Policy

Commission-Based Structure: Most estate sales are conducted on a 40–50% commission of total sales.

No Hidden Fees: Your commission is agreed upon in advance. There are no surprise charges.

Customized Scope: Commission may vary based on factors such as volume of items, home size, level of preparation required, and specialty items.

Aligned Incentives: Because we are paid based on sales performance, our goals are directly aligned with yours—to maximize value and ensure a successful sale.

For smaller projects, buyouts, or partial downsizing services, alternative pricing structures may be discussed.Our r ole is not simply to sell items. It is to guide you through a transition with clarity, respect, and steady execution.

Sales Schedule and Availability

Tobacco Road Downsizing conducts estate sales on a rolling basis, with one or multiple sales occurring most weekends.

Our team is small by design and built for excellence. With a streamlined process and deep experience, we are able to serve multiple clients at once while maintaining the high standards our clients expect.

Availability may vary based on the season and scope of each project. We recommend checking our calendar and reaching out early to begin planning your sale.

Unsold Items Policy

At the completion of the sale, clients may:

Arrange donation

Request full clean-out services

These arrangements are discussed and agreed upon prior to the sale for full transparency.

Policies for Buyers

Appointment & Sale Timing Policy

To create a comfortable and organized shopping experience, many of our estate sales operate using scheduled time slots or structured sale hours.

Scheduled Appointment Windows

For certain sales, buyers may request specific time slots to browse the home. Appointment availability may include:

Designated weekday time blocks

Scheduled morning or afternoon sessions

Final-day discounted shopping windows

Exact dates and times are always listed within the individual sale announcement.

Capacity Limits

We limit the number of shoppers allowed in the home at one time. This is based on:

Available parking

Safety considerations

The overall layout of the home

While we will do our best to accommodate your requested time, availability is not guaranteed.

Arrival & Entry

Buyers should arrive during their scheduled time window.

Discount Days

If a sale includes discount periods (such as final-day percentage reductions), those details will be clearly stated in the sale listing. Discount timing and percentages are determined per sale and may vary.

We reserve the right to adjust entry flow to maintain a safe and respectful shopping environment.

Entry may be delayed if occupancy limits have been reached.
